We help homeowners understand their options.
U.S. Property Help is a private real estate company. We talk with homeowners who have fallen behind on their mortgage, listen to what's happening, and help them understand the choices in front of them.
Most people don't know there are options.
Here are just a few examples of things that can be done when a home is facing foreclosure.
Catch up on what's owed
Paying the past-due amount, plus fees, can bring the loan current. This is often called reinstatement.
A repayment plan
Some lenders let you spread the past-due amount over several months on top of your regular payment.
Loan modification
The lender changes the terms of the loan, such as the rate or the length, to make the payment more affordable.
Forbearance
A short pause or reduction in payments during a hardship, paid back later.
Sell the home
If there is equity in the home, selling before the foreclosure sale may let you keep it instead of losing it.
Short sale
If you owe more than the home is worth, the lender may agree to accept less than the full balance in a sale.
Deed in lieu
You hand the home back to the lender in exchange for ending the loan, which can avoid a foreclosure sale.
Legal help
A foreclosure or bankruptcy attorney can review your case and tell you about the protections you may have.
These are examples only. Not every option is available for every loan or in every state, and we do not offer all of them. The right choice depends on your loan, your lender and your situation.
Got a notice called a "lis pendens"?
In many states, a lis pendens is the public notice filed when a foreclosure lawsuit starts. It's often the first official sign that the process has begun. It does not mean your home is gone, and it usually means there is still time to look at your options.
